October 2018 Metro Atlanta Market Update

While the Real Estate market remains strong, there are a few things happening that deserve attention... I certainly don't have a crystal ball but some of the things we are seeing today surely could be early indicators of a shifting market that would eventually give more of an advantage to buyers... Let's look at a few facts:

  •     Ever climbing mortgage rates. The 30-year fixed mortgage rate currently stands at around 4.77%, that's near a seven-year high, and almost 1% higher than just a year ago. This is the result of a steady rise over the last 12 or so months.
  •     Home Affordability. With home prices skyrocketing in the last several years, affordability is down. In fact, one estimate from June found that home affordability is at a 10-year low. This is translating into fewer mortgage applications and fewer home sales.
  •     Ongoing growth in prices. Over the past several years, home prices have gone up at close to double the rate of inflation, and have far surpassed the growth of incomes. The price increases, in turn, have been caused by lower inventory, which has been shrinking for the past three years.
  •     Fewer new home starts. Builders pay very close attention to these indicators and we have recently seen a declining trend in new construction permits pulled across the board. Builders are still building yet they are becoming very picky about what type home they are building, in which areas and what they will be able to sell the product for.

 

So what does this mean for you?

If you're looking to sell in the near future, listing now may insure you get top dollar for your home, despite the rising mortgage rates.

This was a difficult house to sell, not because of the home, but the market conditions surrounding the home. This home was one of the higher-end homes in the market and thus getting comps to support its value were challenging.
Dany pursued us from the beginning by cold calling. He was persistent even though we lived 1,000 miles away from GA. He was persistent enough that we met with him when we returned to GA to put the home back on the market - it sold initially, but the deal fell through after we moved out.  We met with many realtors, but Dany was persistent and was the only one that appeared to really understand and have a solution for our unique circumstance - we were also out of town owners. Dany did exactly what he said he would do. We had a contract in the timeframe and for the amount he predicted we would and he saw the transaction through to the end just as he said he would. Those are the key attributes in any good sales person and I would recommend Dany.  Dany was a very good seller’s agent.
